We here at Uncensored will continue to serve the community and to keep homeowners, renters and visitors up-to-date. We appreciate all the help the Board and Homeowners provided to us during this interim.

To those homeowners that believe the association is responsible for hauling away your yard waste by throwing it over the perimeter fences, or walls be forewarned! You are gouging your neighboring homeowners by making them pay for that. They also pay dues and patiently await the county to pick up their debris as you should.

The association has to pay to have the debris outside of the fences and walls picked up. By your throwing your debris over them just adds to the cost. If there are no trees on the opposite of the fence or wall the debris can only come from your private property and the association may have to consider other legal options to defer those costs.

Here is some input from Hillsborough County about Illegal Dumping:

ILLEGAL DUMPING:  Tree trimming and landscape businesses discarding vegetative storm debris on rights of way is considered illegal dumping. Privately-hired landscaping companies can help residents get storm debris to the right of way for collection by the County, however if the storm debris is loaded and transported away from a private property it must be taken by the company to a permitted waste disposal site. Residents and businesses are encouraged to report illegal dumping of storm debris or other waste in the public right of way of unincorporated Hillsborough County by contacting Code Enforcement at (813) 274-6600 or online at www.bit.ly/2yWTAHT. If you witness illegal dumping in progress, please call the Hillsborough County Sheriff’s Office non-emergency line at (813) 247-8200. For more information on debris collection in unincorporated Hillsborough County, please visit www.HCFLGov.net/StormDebris.

The October meeting will be the Budget Meeting and the BOD is going to look at many options.

Major expenses have already been incurred in getting all of our perimeter walls repaired. This also is being included in the budgeting process and after many hours of concentrated efforts the Wall Committee has made great strides in reducing our costs in that effort. That Committee has destroyed the myth of the Association having 7 miles of walls. There is in reality only approximately 3 miles of walls!

NOTE: Our governing documents do not allow any painting, attachments, modifications, etc. to our walls. There is also a 3 foot easement for access to these walls that is supposed to be kept clear by the homeowner. The walls maintenance is the responsibility of the Association! See Covenants, Conditions and Restrictions Article III - Purpose of Assessments, Section 2 and Article V - Perimeter Walls and Fences and Deed Restrictions Paragraphs 15, 21 and 25.

Message to the litterbugs that are either too lazy, or just don’t care, about tossing their litter, and/or household furniture items, on the common grounds of the Association, and they will attempt to prosecute any person found performing these acts. This also applies to those homeowners along perimeter walls that think they can just toss things over the wall and their problem becomes the financial burden of the other 914 homeowners!

They have great relations with County Officials and will eventually catch you and they will fully press for restitution and attorney fees! See Illegal Dumping above!

You may have noticed the broken wall near the County Community Park. That wall is not on the Association property but is owned by the County and they are responsible for it’s repair. They will continue to monitor that!

The association wishes to thank all of our neighbors for participating in keeping our residents informed and assisting our BOD. The community is reacting to the positive leadership of the new BOD and that leadership has been a long time coming! Positive results are in evidence and the efforts will continue to make our community the place to live.  Please notice that this website has been very supportive of the BOD because they are operating and managing in a very friendly and professional manner and listening to you!

Please help us in our efforts to keep our community appearance an envy to the county. For your convenience the Architectural Review Committee (ARC) Request Form has been added to this website also. This is a mutual effort of BOD and this website to offer availability of forms to help speed up the process of ARC request reviews.

Attendance at meetings is growing. If you care about your neighborhood please attend some meetings. We need to hear from more homeowners. Your input is invaluable!

The next BOD meeting is the Annual Budget Meeting scheduled on Tuesday, October 17, 2017.
