At the Budget Meeting it was mentioned that the Annual Dues will actually reduce to $139.00 this year. The Finance Committee had hoped to reduce it more but because of the tremendous maintenance and repair requirements due to neglect of many perimeter walls that was not possible this year. The perimeter walls in all seven communities are now budgeted and funded for the next five (5) years! The Wall Committee in conjunctions with the Finance Committee hope that a further deduction can be accomplished next year!

NOTE: Our governing documents do not allow any painting, attachments, modifications, etc. to our walls. There is also a 3 foot easement for access to these walls that is supposed to be kept clear and is the responsibility of the applicable homeowner. The walls maintenance is the responsibility of the Association! See Covenants, Conditions and Restrictions Article III - Purpose of Assessments, Section 2 and Article V - Perimeter Walls and Fences and Deed Restrictions Paragraphs 15, 21 and 25.

Deed Restriction Violation Inspections are going to restart again. They were curtailed for the hurricane damage and debris. Debris at curbside will not be noted but other violations will be. We understood and tried to be lenient but some homeowners are taking advantage and allowing other violations to just pile up. Please assist the association in keeping our neighborhoods a great place to live!

To those homeowners that believe the association is responsible for hauling away your yard waste by throwing it over the perimeter fences, or walls be forewarned! You are gouging your neighboring homeowners by making them pay for that. They also pay dues and patiently await the county to pick up their debris as you should.

The County now has a reporting system where illegal dumping can be reported. If that is utilized it could cost some violators many dollars of their own money!

The association has to pay to have the debris outside of the fences and walls picked up. By your throwing your debris over them just adds to the cost. If there are no trees on the opposite of the fence or wall the debris can only come from your private property and the association may have to consider other legal options to defer those costs.

You may have noticed the broken wall near the County Community Park. That wall is not on the Association property but is owned by the County and they are responsible for its repair. They will continue to monitor that!

The association wishes to thank all of our neighbors for participating in keeping our residents informed and assisting our BOD. The community is reacting to the positive leadership of the new BOD and that leadership has been a long time coming! Positive results are in evidence and the efforts will continue to make our community the place to live.  Please notice that this website has been very supportive of the BOD because they are operating and managing in a very friendly and professional manner and listening to you!

Please help us in our efforts to keep our community appearance an envy to the county. For your convenience the Architectural Review Committee (ARC) Request Form has been added to this website also. This is a mutual effort of BOD and this website to offer availability of forms to help speed up the process of ARC request reviews.

Attendance at meetings is growing. If you care about your neighborhood please attend some meetings. We need to hear from more homeowners. Your input is invaluable!

The next BOD meeting is the Annual Meeting scheduled on Tuesday, November 21, 2017.
